The management service or other related or affiliated service of “The Arles” is provided by manager appointed under the deed of mutual covenant of the development or by third party service provider according to the service agreement (if any). The Manager or the third-party service provider can adjust the service and arrangement at their own discretion, including the access control system, elevator system and disinfection arrangement etc, according to the deed of mutual covenant or service agreement (if any) and other related legal document or terms of ordinances. All the above arrangement and service are the idea of the Manager and subject to the actual condition on handover. The third-party service provider will provide and arrange the service according to the actual situation. The Manager or third-party service provider reserve the absolute right and have absolute discretion to change, amend, suspend or terminate the provision of any one or more than one of the services or arrangement mentioned above according to the actual situation. Any change, amendment, suspension and termination in providing such service and arrangement does not constitute and shall not be construed as violation of any covenant and/or misrepresentation etc. This rendering is for reference only and does not constitute and shall not be construed as constituting any offer, representation, covenant, warranty or contractual term, whether express or implied to the development or any part of it (whether related to the view or not) by the vendor. The management service or other related service of “The Arles” is provided by the manager appointed under the deed of mutual covenant of the development or by third party service provider according to the service agreement (if any). For the fee of the management or other related service, terms of use, operating hours, terms of service and provision of service, the Manager or the third-party service provider may make decision according to the terms of the deed of mutual covenant, service agreement or other relevant legal documents at its own discretion. The provision of clubhouse and recreational facilities is subject to the terms and conditions in the sales and purchase agreement and the final approval of the related government authorities. The operating hours and use of different clubhouse and recreational facilities is subject to the relevant laws, land grant and deed of mutual covenant and actual situation. The use and operation of part of the facilities and/or service may be subject to the issue of the consent or permission by the related government authorities. The vendor reserves the rights to amend all the presented facilities and/or service. The names of the clubhouse and the facilities (if any) are for promotional use and may be amended. All names may not be used or shown in the building plan, deed of mutual covenant or any ownership document or related legal document. The facilities (including the clubhouse and affiliated recreational facilities etc) may not be in use at the time of handover. The vendor reserves the rights to amend all the facilities and its partition, design, layout and use. Fee may be charged for using the clubhouse and recreational facility. The vendor advises prospective purchasers to conduct an on-site inspection for a better understanding of the development site, its surrounding environment, surrounding views and the public facilities nearby.
